Break-even is your annual cost divided by what you take home from one closing. If your projected closings are below break-even, try a smaller farm, a higher-turnover area, or a lower mailing frequency.

How much does it cost to farm 500 homes with postcards?
With monthly small postcards on a plan that includes free small postcards, the main cost is postage: 500 homes × 12 mailings × 65 cents is $3,900 a year, plus your membership. Large postcards cost 82 cents in postage plus any print charge on your plan.
How do I calculate a farm's turnover rate?
Divide the number of homes sold in the last 12 months by the total number of homes in the area. Pull both numbers from your MLS or public records, and compare several candidate neighborhoods before you commit.
How many closings do I need to break even on a farm?
Divide your total annual farming cost by your income per closing after your brokerage split. For example, at a $400,000 sale price, a 2.5% commission, and a 70% split, one closing pays $7,000, about the cost of a year of monthly small-postcard postage to nearly 900 homes.
How long does farming take to work?
Most agents commit to at least 12 months of consistent mail before judging a farm, because homeowners sell on their own timeline and recognition builds with repeated contact.
